The parking garage of the future will look very different from the traditional garage many drivers know today.
Instead of being simply a structure where vehicles are stored, parking facilities are becoming connected infrastructure within the larger transportation network.
What Makes a Garage “Smart”?
A smart parking facility can incorporate multiple technologies that communicate with one another.
These may include:
- License plate recognition
- Parking guidance systems
- Occupancy sensors
- Digital signage
- Mobile payment
- EV charging
- Security cameras
- Automated access control
- Building management systems
- Real-time data analytics
The individual technologies are valuable, but their greatest potential comes from connecting them.
Helping Drivers Find Available Parking
One of the most frustrating aspects of urban driving is searching for an available parking space.
Smart parking systems can identify available spaces and communicate that information to drivers through signs, mobile applications, or connected navigation platforms.
Instead of driving through multiple levels searching for an open space, customers can be directed toward available inventory.
This can save time, reduce unnecessary vehicle circulation, and improve the overall customer experience.
Parking Garages as Mobility Hubs
The connected garage can also become a hub for multiple forms of transportation.
A modern facility may support:
Automobiles → EV charging → Rideshare → Public transit → Bicycles → Scooters → Pedestrian connections
This creates a more integrated mobility environment.
A customer could park a vehicle, charge an EV, access public transportation, and continue the final portion of their trip using another mobility service.
Infrastructure Is Becoming More Intelligent
Smart infrastructure also provides benefits beyond convenience.
Connected systems can help operators monitor equipment, identify maintenance issues, improve security, and better understand facility utilization.
Over time, parking structures may increasingly operate like intelligent buildings rather than passive concrete structures.
The parking garage is no longer simply where the journey pauses.
It is becoming part of the journey itself.
